21 Wrench Road Industrial Development in Isando, near OR Tambo International Airport was undertaken as a speculative building in line with Redefine’ s executive statement which looks at specific initiatives that are energy efficient; resource efficient and environmentally responsible. It is a building that significantly reduces or eliminates a negative impact on the environment and its occupants which also embraces the concept of sustainable development.
Like in any warehouse design careful consideration was given to balancing the cost of the floor and practical use of the racking making sure the floor can withstand the loadings while making full use of the 14m unrestricted roof clearance, which still had to accommodate a range of potential tenants. This needed to be a reasonable and practical choice – while still providing tenant flexibility.
An optimal structural grid was determined by the structural engineer to optimize a cost effective yet functional warehouse layout. The roof was designed for self-weight, maintenance loads with insulation, roof ventilators, and lighting and automatic fire sprinklers.
Through careful design, detailed planning and excellent execution Redefine successfully achieved its objective of building a fit for purpose facility that provides the required capacity, efficiency and flexibility for future growth. The final product is an example of what future well considered industrial facilities will look like.
