The corner site is well positioned in an established premium office park in PMB. The Clients requested us to maximize the FAR on the site. The only way was to implement a split-level plan for a multi-tenant office block comprising of 8 sectional title offices with each office being 90m2. The communal boardroom with tea kitchen and ablutions is positioned on the corner of the site at the same level as the parking. From a massing perspective this allowed us to create a focal point for the building with solid massing for signage and to create privacy for the boardroom. The communal boardroom has proven successful for the end users and allowed tenants to optimize their offices for exactly that – office area.

In terms of the architectural language – we had to prescribe to the prescriptive estate design code in terms of colours and materials. We used a very simple mono-pitch roof with a very light covered walkway to the side at a lower level to break the high wall proportions. In terms design and the estate – it definitely introduced a modern play on the design code making the building age well and the end users enjoy their offices.
